The calculator applies a base cost per square foot adjusted by building age, regional labor costs, and special systems — then allocates the total across six maintenance categories using industry-standard percentage splits.

Base Cost Factors

$1.50–$2.25/sq ft baseline, adjusted upward for older buildings (25–50yr: +20%, 50+yr: +45%) and downward for newer construction (<10yr: −15%).

Regional Adjustment
